We check the full legal status of the property including title deeds (Certidão de Teor), urban planning licences (licença de utilização), building permits, condominium regulations, outstanding debts or encumbrances, heritage restrictions, and compliance with the local PDM (municipal masterplan). We also verify the property's energy certificate and habitation licence.
Identifying red flags
Common issues we uncover include unlicensed extensions or renovations, properties sold without a valid habitation licence, outstanding debts attached to the property, restrictions that limit renovation or use, and discrepancies between the physical property and the registered description.
